Capset is built for mechanical capital planning across any property portfolio — multifamily, senior living, student housing, office, medical office, industrial, and mixed-use. The model is the same everywhere: inventory the equipment, score the condition, forecast the capital.

We started in hospitality because it’s the most mechanically dense asset class and the one where the cost of a surprise is easiest to quantify. If a hotel’s equipment mix doesn’t break the model, very little does.
