  • Certification and inspection tracking. The recurring obligations that live on mechanical equipment — boiler certificates, elevator inspections, backflow testing, fire pump testing, pool permits — tracked against the assets they attach to, with renewal dates that don’t sneak up on a chief engineer.
  • Brand and ownership commitments. For portfolios carrying brand sustainability requirements or ownership-level targets, the mechanical work required to get there, on a timeline.
