What a capture looks like

Our team arrives on site with property access and a point of contact. We work through the building systematically — mechanical rooms, roof, kitchen, laundry, pool equipment room, elevator machine rooms, electrical rooms, and guest floors — and for every mechanical asset we record:

  • Nameplate data: make, model, serial, capacity, voltage, refrigerant, install or manufacture date
  • Location, what it serves, and criticality to operations
  • Photographed condition, with a structured condition score
  • Observed issues: corrosion, leaks, deferred repairs, failed components, code concerns
  • Service history and documentation, collected from your team and your files
  • Warranty and service contract status

Then we standardize it, model remaining useful life, and build your first capital outlook.

Typical timing: a 150-key select-service property in one day. A full-service or resort property with kitchens, laundry, and multiple plants, two to four days.
